Existing Tenant in Non-listed part of Home: There is an attached mother-in-law suite that has been long-term rented to an elderly tenant. They have their own 300sqft unit with kitchen and bathroom, but they will share a front door and have the same mailing address. Utilities and overall rent are discounted to account for the other tenants usage. Smoke-Free and Drug-Free Premises: The entire property including all interior living spaces, patios, and yards are designated as a strictly smoke-free, cannabis-free, and drug-free environment. Tenant agrees that smoking, vaping, or burning any tobacco or plant product, as well as the possession, consumption, ingestion, or cultivation of marijuana (recreational or medical), is strictly prohibited anywhere on the premises. Parking: There is street parking in front of the property for multiple vehicles. The detached garage is not included in the rental. Utilities: Landlord pays for trash, storm drain, water, Wi-Fi. Tenant only needs to pay a pro-rated fee for Gas/Electric. Snow/Lawn Maintenance: Tenant can choose to either maintain the lawn and shovel snow, or pay the fee for a provided company to complete that service. A 30% discount will be applied to cover the other existing tenant if the tenant prefers to use the provided vendor. Pets: Pets are allowed if listed in the lease, the back yard is currently not fully enclosed but can be if requested by renter. There is no grass in the backyard, there is a porch and concrete to the property line. Subleasing & Occupancy Limits: Subleasing is not allowed, the premises are solely for residential purposes. All adult tenants must apply and be listed on the lease and comply with local occupancy limits.
