This cozy, private 1-bedroom features a large closet with a washer and dryer, a well-designed kitchen, a bathroom with a custom tile shower, and an outdoor deck. A private side deck is available for outdoor enjoyment. Enjoy the best of both worlds with a 2-minute walk to Eden Park for outdoor activities like running, walking, biking, or rock climbing, and a 4-minute drive to downtown for entertainment. Parties and amplified music are strictly forbidden without advance written consent, and unauthorized parties may be considered criminal trespassing, potentially leading to arrest and prosecution. Quiet hours are observed from 9:30 pm to 8 am. Smoking and open flames, including tobacco, marijuana, incense, candles, and hookah, are not allowed. Violating house rules may result in reservation termination without refund. Dishonest or abusive behavior, including yelling at or threatening staff, will also result in reservation termination without refund. The property owner retains the right to terminate any reservation for any reason without refund if they believe the guest's actions could harm people or property, disturb neighbors, or harm the property's reputation. A security deposit hold of $300 - $500 may be collected via credit/debit card. Cleaning fees may apply for human biomaterial cleanup ($300 minimum), excessive pet hair ($300), stains on carpets or linens ($89 per item or replacement cost), smoking indoors ($300), unreturned keys ($170 re-keying fee), units found in unreasonable disorder ($200 or actual cost), stays longer than 14 days ($120 deep cleaning fee), and for security/fire department/police fees incurred due to guest behavior ($150 minimum). The following may incur a fee: 1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee. 2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet's hair from the property. 3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher. 4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don't do it. 5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock. 6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or "trashed" will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center. 7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $150.
