Tenant pays for all utilities, phones, and WIFI/cable. Food trash is not allowed in trash bins to avoid bears breaking into trash. There is a disposal for soft food in sink in kitchen. Tenant will have to dispose of large food items thru other means provided in city. Owner maintains weed abatement yearly but tenant to maintain home. City manages ice plowing on streets. Tenant manages their own snow at entries needed in winter time. Pets allowed but with pet deposit. Jacuzzi must be maintained professionally by tenant. Jacuzzi Heater and house heater must be set at equivalent of 55 degrees to avoid freezing/bursting of pipes in winter months. Minimum stay of 12 months and one day permanent rental is required (no sublet). Tenant to maintain home as his own home. Owner will pay for major repairs but tenant must have renter's insurance when staying permanently in home. Owner prefers long time renter with good references.
