Lease terms

Utilities: Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, and internet/cable. All accounts must be transferred to Tenant's name prior to move-in. Lawn & Yard Care: Tenant shall maintain the front and back lawn in good condition, including regular mowing, watering, and weeding, and shall keep walkways clear of snow and ice within 24 hours of snowfall. No Smoking: Smoking of any kind (including cigarettes, vaping, and marijuana) is strictly prohibited inside the home, in the garage, and anywhere on the premises. Pets: Pets are permitted with prior written approval, a $300 refundable pet deposit, and $30/month pet rent per pet. Tenant is responsible for any pet-related damage and for promptly cleaning up pet waste. Maintenance & Repairs: Tenant shall promptly report any needed repairs or damage to Landlord. Tenant is responsible for basic upkeep such as replacing light bulbs, furnace filters, and smoke detector batteries. Occupancy: Only tenants listed on the lease may reside in the home. Guests staying longer than 14 consecutive days require Landlord's written approval. Renter's Insurance: Tenant is required to maintain renter's insurance for the duration of the lease and provide proof of coverage prior to move-in. Alterations: No painting, wall mounting, or alterations to the property without Landlord's prior written consent
