Lease terms

12-month lease preferred. First month's rent and security deposit are due prior to move-in. Tenant is responsible for all utilities, including electric, water, trash, and any other services they choose to set up. Lawn maintenance is the tenant's responsibility unless otherwise agreed in writing. Rent is due on the 1st of each month. Late fees may apply after the grace period. All adult applicants must complete an application and provide valid ID, proof of income, and rental history. Pets are welcome and on a case-by-case basis will approval and any applicable pet fees. No smoking inside the home. The property must be maintained in good condition throughout the lease term.
