Lease terms

Renter is responsible for utilities and must maintain a renter's liability insurance policy with a minimum of $300,000 in liability coverage for the full lease term, naming the property owner as an "Additional Interested Party." Proof of coverage is required prior to move-in and upon each renewal. Pet deposits and/or pet rent may apply depending on the number and type of pets. Tenant Screening Disclosure: Applicants will be screened using consumer reports provided by Experian (credit) and CIC; Contemporary Information Corporation (criminal, eviction, and background history), both nationwide consumer reporting agencies. Full contact information for each agency is included in your application and any adverse action notice. Screening costs are paid directly by the applicant as part of the application process; Landlord charges no separate application fee. An application may be denied based on: insufficient verifiable income (less than 2.5x monthly rent), a credit history reflecting significant unpaid debt or collections, an unlawful detainer/eviction judgment within the past 3 years, or a criminal history that poses a demonstrable risk to the property or other residents, evaluated individually. Applicants have the right to request a free copy of any consumer report used and to dispute inaccurate information with the reporting agency. Landlord does not accept Comprehensive Reusable Tenant Screening Reports and will conduct its own screening for each applicant.
