Lease terms

IN CONSIDERATION OF the Landlord leasing the Property to the Tenant and other valuable consideration, the receipt and sufficiency of which consideration is hereby acknowledged, the Parties agree as follows: The Tenant agrees to lease the residential property located at **124 Prestwick Villas SE, Calgary, AB T2Z 4P7, Canada** (the "Property") for residential use only. The Property consists of **3 bedrooms and 2.5 bathrooms** and is intended solely for use as a private single-family residence. No business, trade, or commercial activity of any kind shall be conducted on the Property. The Property shall not be occupied by more than **two (2) adults and three (3) children and no additional long-term occupants or guests staying longer than **7 consecutive days** are permitted without prior written consent of the Landlord. Overcrowding beyond applicable Alberta regulations is strictly prohibited. The Property is a **non-smoking and non-vaping home and no smoking, vaping, or similar activities are permitted inside the Property or anywhere on the premises. **No parties or events are permitted** at any time during the tenancy. The Tenant is granted exclusive use of the **double attached garage parking**. Pets or animals are not permitted unless expressly approved in writing by the Landlord. The Term of the Lease shall commence at **12:00 noon on June 1, 2026 and end at **12:00 noon on May 31, 2027 unless extended or renewed in writing by mutual agreement. The monthly rent is 2,750.00 CAD payable on or before the first (1st) day of each month by e-transfer or another method agreed upon in writing by the Landlord. Upon execution of this Lease, the Tenant shall pay: * **First month's rent ($2,750) and * A **security deposit of $2,750 which will be held by the Landlord and returned at the end of the tenancy following a satisfactory move-out inspection, subject to deductions permitted under the Lease and applicable Alberta law. The Tenant acknowledges that the Property includes a **semi-finished basement** and a **deck provided in as-is condition**. The Property has been recently upgraded, including: * Freshly painted interior areas with modern feature walls * Recently stained deck * Recent grading improvements around the property * General cosmetic updates enhancing overall appearance and livability Additional features include: * In-unit laundry * Private outdoor deck for summer use * Double attached garage * Convenient access to transit, schools, parks, and major amenities * Walking distance to Walmart, Home Depot, RONA, and family medical clinics The Tenant agrees that the Property shall be maintained in good condition and returned in clean condition at the end of the Lease, subject to normal wear and tear. The Tenant shall be responsible for utilities unless otherwise agreed in writing. This Lease is subject to compliance with all applicable Alberta tenancy laws, and where any conflict exists, the applicable legislation shall prevail.
