Residential Lease Agreement Terms 1. Lease Term Term Type: This agreement shall operate on a month-to-month basis. Commencement: The tenancy will begin on [Start Date] and will automatically renew each month until terminated by either party with proper written notice as required by local law. 2. Rent and Security Deposit Security Deposit: The Security Deposit of $3,500 is due in full on the 1st day of the Month. Monthly Rent: Rent in the amount of $4,212 per month is due on the 1st day of each subsequent month, beginning on second month after initial security deposit has been completed. 3. Utilities and Services Responsibility for utility payments and services shall be allocated as follows: Utility/ Service | Responsible Party Electricity - Renter Gas - Renter Water - Renter Waste Management/ Trash - Owner Sewer - Owner Security / Alarm System - Owner 4. Pet Policy and Damages Pet Permission: Pets are permitted on the premises. Liability: The Renter assumes full financial responsibility for any and all physical damage, stains, odors, or wear-and-tear caused to the property (interior or exterior) by any pet. The cost of repairs or specialized cleaning required due to a pet will be billed directly to the Renter or deducted from the security deposit upon move-out. 5. Smoking Policy Interior Smoking Prohibited: Smoking of any kind (including tobacco, cannabis, and e-cigarettes/vaping) is strictly prohibited inside the house. Exterior Smoking: Smoking is only permitted outside the home in designated outdoor areas. The Renter must properly dispose of all smoking waste. 6. Liability and Indemnification Limitation of Liability: The Owner/Landlord shall not be liable for any personal injury, illness, or property damage sustained by the Renter, members of the Renter's household, or their guests while on the premises. Renter Responsibility: The Renter agrees to maintain the premises in a safe condition and is highly encouraged to obtain Renters Insurance to protect their personal property and liability. Leasing Terms may change upon per owner's discretion.
