Lease Terms * 12+ month lease preferred (flexible for qualified tenants; rates may vary based on lease length). Payment Terms *Monthly Rent:$1,895 *Rent Due Date:1st of each month *Grace Period:3 days (rent is considered late beginning on the 4th day of the month) *Late Fee:$50 initial late fee plus $10 per day thereafter, not to exceed the maximum amount permitted under applicable Texas law. *Accepted Payment Methods: ACH, bank transfer, or other payment methods specified in the lease agreement. Deposits & Fees *Security Deposit: One month's rent (refundable, subject to lease terms) *Pet Fee: $250 non-refundable fee per pet *Pet Rent: $25/month per pet *Maximum of two pets *Breed and/or weight restrictions may apply. *No smoking or vaping inside the home. Application Requirements *All applicants age 18 or older must complete an application and background check. *Household income should be at least three (3) times the monthly rent. *Employment verification required. *Rental history verification required. Credit and criminal background will be reviewed. *No prior evictions or outstanding landlord collections. Occupancy *Maximum occupancy must comply with local regulations. *All occupants 18 years of age or older must be approved prior to move-in. Tenant Responsibilities *Pay monthly rent on time. *Maintain renter's insurance throughout the lease term *Pay for all utilities, including: * Electricity * Water and sewer * Trash and recycling * Natural gas * Internet, cable, and streaming services * Maintain the lawn, including mowing, edging, watering (if applicable), and basic landscaping. * Replace HVAC air filters every 1 3 months (or as recommended by the manufacturer). * Replace light bulbs and smoke detector batteries. * Keep the property clean, sanitary, and in good condition. * Promptly report any maintenance issues, leaks, or damage. * Prevent damage caused by negligence or misuse. * Comply with all HOA rules, deed restrictions, and community regulations. * Be responsible for pest control resulting from tenant housekeeping, pets, or lifestyle. * Winterize outdoor faucets during freezing weather when applicable. * Return all keys, garage door openers, mailbox keys, and access devices at move-out. Landlord Responsibilities *HOA dues *Property taxes *Homeowners insurance *Major repairs resulting from normal wear and tear *Structural, plumbing, electrical, HVAC, and roof repairs not caused by tenant negligence Parking *Attached one-car garage *Driveway parking available *No parking on lawns or in violation of HOA rules. Alterations *No painting, installing fixtures, changing locks, mounting televisions, or making alterations to the property without prior written approval from the landlord. Move-Out Requirements *The home must be returned clean and in substantially the same condition as received, excluding normal wear and tear. *All personal belongings must be removed before vacating. *All furnishings, decor, appliances, and household items provided with the property (if rented furnished) must remain in the home and be returned in good condition. *The reasonable cost to repair or replace any damaged or missing items beyond normal wear and tear may be deducted from the security deposit. *Professional cleaning may be required if the property is not returned in reasonably clean condition. Any personal property left behind after move-out may be disposed of in accordance with applicable Texas law. Furnished Rental Option This home is also available fully furnished for qualified tenants. The furnished option includes bedroom furniture, living room furniture, dining furnishings, kitchen essentials, major appliances, washer and dryer, and select decor, making it a true turnkey, move-in-ready home.
