5.Tenants are responsible for the condition of the property- The property manager will perform inspections AT LEAST once per year for compliance at the convenience of their schedule.

7.Tenants are also responsible for any Pest Control or damage incurred from lack of regular treatment unless otherwise stated in the lease agreement.
8. Lease termination prior to the expiration of the initial 12 months will result in loss of security deposit
9. Tenant shall be responsible, at the termination of tenancy, for returning the property to the landlord after having been professionally cleaned and providing a paid invoice for such cleaning.
10. Any property changes or modifications of any kind must be approved by the landlord in advance. This includes but is not limited to outside play equipment, above-ground pools, wall paint, flooring, etc. Any that are not pre-approved will result in the immediate termination of tenancy.
