Lease terms

Rental criteria: - This is a fully furnished home and all furnishings must remain in the home. -Owner uses Furnished Finder to run backyard check via KeyCheck. Owner will send applicant the KeyCheck link and applicants must fill out application via KeyCheck, and are responsible for application fee of $45. That fee is paid directly to the server, not to the owner. Zillow application not required. -First month rent of $3,200.00, a one time cleaning fee of $300 & $1,000.00 deposit due at lease signing. - Owner responsible for paying all utilities. - All potential tenants over 18 years old must answer pre-qualification questions before touring. - All tenants over 18 years old must apply before occupying. -Last two years of rental references and no evictions. -Employment verification including most recent paystub. -Criminal background check. -No smoking allowed in the home. -Credit score of 650 or above for all applicants. -Income ratio of at least 2:1 - If you have pets (maximum allowed is 2), there will be one time non refundable pet fee of $300. -Tenant responsible for maintaining yard/lawn maintenance.
