We ask at least one person (or a trusted proxy) to attend the showing in person. Additional attendees may use the virtual option. - Tour Dates: we schedule tours on Thursdays between 4pm and 6pm, and Saturdays between 11am and 1pm. To schedule a tour, you must forward this email to Simply Management and in the message, you must include the following information: (1) the property address you're interested in; (2) your name; (3) your phone number; (3) the property address you'd like to see; (4) your preferred showing day. - Once your showing is scheduled, you will receive a Google Calendar invitation with a link and instructions. Although we have a virtual option for additional attendees, at least one person must attend in person, or a trusted proxy must attend the showing. - Commissions: our owners do not pay commissions to tenant agents. If you have a signed representation agreement, please negotiate with your agent directly. Application Criteria: - The owner is considering applicants with no more than one derogatory mark in the past two years, along with 3x income as compared to the monthly rent or an income equivalent (eg, a housing subsidy). More than two derogatory items in the past two years will result in an automatic denial of the application, unless a qualifying exception applies to your circumstances per DC law. - Cosigners are permitted. - Pets are considered case by case. Application Process: - PLEASE NOTE THAT OUR APPLICATIONS AND LEASES ARE BINDING: THE SECURITY DEPOSIT AND FIRST MONTH'S RENT IS DUE WITHIN 24 HOURS OF SIGNING THE LEASE, OTHERWISE THE LEASE IS NULL AND VOID. - Once you've toured the apartment, email us and we'll send an application link. - The application is online, there is a $50 nonrefundable application fee per applicant/cosigner. Credit checks are a soft inquiry. - Lease sample: all required disclosures and a sample lease are sent with the application. - Once the application is considered, we will submit the application to the owner, who will respond with a yes/no/counteroffer in three business days or less. Owners choose the most qualified applicant within three business days, the application process is not first-come-first-serve. - If your application is accepted, we will email you an acceptance email and send you the lease via Appfolio. The lease must be signed within 48 hours and the first month's rent and security deposit must be paid within 12 hours of signing the lease. If the deposit is not paid, we will cancel the lease and move on to the next qualified applicant. FAIRNESS IN HOUSING DISCLOSURE: we will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or federal government. Please note that we do not accept applications sight unseen. Our applications and leases do not have cancellation clauses, so if you sign a lease, you assume financial responsibility for the total amount of the lease, and if you decide to move out early, tenants are required to locate a qualified replacement tenant at their own time and expense. Once a replacement tenant is located, Simply will process a new application, and the original tenant will be released of the lease liability once the replacement tenant has executed a lease assignment.
