Lease Terms & Move-in Requirements We want to make your transition into your new home as smooth and welcoming as possible! Please note that the primary terms of our annual lease agreement include the following: Lease Duration: This property is available for a one-year lease agreement, renewed annually. Background & Credit Check: To ensure a safe and wonderful community for everyone, a standard background and credit check will be requested as part of the application process. Move-in Requirements: Prior to moving in, the selected resident will need to provide the first month's rent, last month's rent, and a security deposit. Insurance: To protect your personal belongings, renter's insurance is required before move-in. Utilities & Property Upkeep Included Utilities: Monthly rent includes garbage pickup, as well as water and sewer services. "Water and sewer are included up to $100 a month, which usually covers the whole bill." Any usage beyond this amount will be added to the following month's rent. Tenant Responsibilities: The resident is responsible for the electric bill and standard yard maintenance, including regular mowing to keep this beautiful, large yard well-maintained. Pet Policy: We love pets, but we want to protect our home, too! Well-behaved small dogs (under 25 lbs) are welcome inside the home on a case-by-case basis, subject to a pet deposit and monthly pet rent. Larger dogs are welcome to enjoy the spacious, fenced 2/3-acre yard and the included deluxe outdoor dog house, which features a pre-installed heat lamp and heating pad for those chilly winter days.
