Lease Terms & Policies At Kingdom Keys Properties LLC, we strive to provide clean, well-maintained homes and a positive rental experience for every resident. 12-month lease preferred (other lease terms may be considered). Rent is due on the 1st of each month. A grace period and late fees apply according to the lease agreement. Security deposit is required prior to move-in. Tenant is responsible for all utilities, including electricity, water, internet, cable, and any applicable trash service. Renters insurance is required throughout the lease term. Tenant will be responsible if any applicable smoke damage. No pets are permitted without prior written approval and payment of applicable pet fees/deposits. The property must be maintained in a clean and sanitary condition, including routine yard maintenance by the tenant. Routine property inspections may be conducted with proper notice to ensure the home is being well maintained. Any property damage or lease violations must be corrected within the timeframe outlined in the lease. Written approval is required before making any alterations or improvements to the property, including painting, flooring, fixtures, or landscaping. Planned property improvements by the landlord will be communicated with advance notice, except in emergency situations. We are committed to maintaining a quiet, safe, and respectful community, and tenants are expected to be considerate of neighbors and comply with all lease terms. Application Requirements: Applicants must complete a rental application, pass a background and credit screening, provide proof of income (typically 2.75 the monthly rent), provide a valid government-issued ID, and have positive rental history.
