The initial lease term shall be twelve (12) months commencing on the agreed-upon start date. No Smoking Early Termination: Tenant may terminate the lease prior to the expiration date by providing sixty (60) days' written notice and payment of an early termination fee equal to two (2) months' rent, due upon notice. Assignment & Subletting: Assignment or subletting is permitted with prior written consent of the Owner, which shall not be unreasonably withheld. Furnishings & Care of Property: The Premises are leased fully furnished, including but not limited to furniture, decor, electronics, appliances, and household items provided by the Owner. Tenant agrees to use all furnishings in a reasonable and responsible manner and to maintain them in good condition throughout the lease term. Tenant shall be responsible for any loss, damage, or excessive wear to Owner-provided furnishings beyond normal wear and tear. Any such damage, missing items, or required repairs or replacements may be deducted from the security deposit or billed to Tenant upon move-out. Tenant agrees not to remove, store, or replace Owner-provided furnishings without prior written consent from Owner. Pets: Pets may be approved at Owner's discretion and may require an additional pet deposit and/or monthly pet rent. Maintenance & Care: Owner shall be responsible for major repairs and system maintenance. Tenant shall maintain the premises in clean and orderly condition. Renewal & Holdover Upon completion of the initial term, Tenant may request renewal. Month-to-month tenancy may be considered subject to Owner approval and adjusted rent.
