1. Lease Term - Start Date: August 1st, 2025 (flexible move-in available) - Lease Duration: 12 months 2. Rent & Security Deposit - Monthly Rent: $5,900 - Due Date: Rent is due on the 1st day of each month - Late Fee: A late fee of $100 will be charged if rent is not received by the 5th of the month - Security Deposit: One month's rent ($5,900) due at lease signing - Payment Method: Rent must be paid via online service or other agreed upon method of payment. 3. Utilities & Services - Included: High-speed fiber optic Cox Internet, pool service, and housekeeping every - two months (kitchen, bathrooms, and floors) - Not Included: Tenant is responsible for all other utilities (electric, water, trash, gas, etc.) 4. Occupancy & Tenants - Maximum Lease Holders: Up to three tenants may be listed on the lease - Co-signor Contracts: Required for any additional tenants (up to six total occupants) - Guests: Overnight guests allowed for a maximum of 5 consecutive nights, with prior approval from the landlord 5. Property Use & Condition -Furnished Home: Includes beds, desks, night stands, lamps, sofas, TVs, hanging chairs, banquette dining set, bar, pool/ping pong table, decor, and outdoor furniture -No Alterations: Tenants may not make structural changes, paint, or install fixtures without written approval -Maintenance: Tenants are responsible for keeping the home clean and notifying the landlord of any damages or needed repairs 6. Parking & Garage Use - Garage Access: 2-car garage included - Driveway & Street Parking: Space for up to 3 vehicles in the driveway, additional street parking available 7.
