Lease terms

Owner pays HOA, outside lawn care(hoa), property tax, and landlord property insurance. Tenant is responsible for utilities like water, natural gas if apply, electric, cable/internet, trash and recycle if applicable, tenant insurance. Small pets are ok, nonrefundable pet fee of $300 is required. We will need: (1) We will perform a background screening; (2) we will check for any past evictions; (3) we will verify your employment; (4) Proof of fund needed, your personal income need be sufficient and verifiable; (5) we will verify your previous landlord references; (6) We will check your credit score. If you ever been evicted or have bad rental history, we do not encourage you apply and thank you for your understanding. In order to move in, we will need :(1) First month's rent and one month rent as deposit with credit score over 550;(2) $60 nonrefundable application fee per adult, anyone aged 18 or above who will be residing at the property must apply;(3) HOA lease administration fee if apply; (5) Pet fee if applicable.
