Lease terms

A completed Zillow application is required before a showing will be scheduled. After completing the application, applicants who believe they meet the listed requirements may contact us to arrange a showing. We do not schedule showings before receiving the application. Applicant requirements * Verifiable gross household income of at least three times the monthly rent * Applicants with a credit score of 600 or higher receive priority, but a 600+ score does not guarantee approval * Credit history, total outstanding debt, collections, income stability, rental history, and overall financial profile will be reviewed * At least 50% on-time payment history is expected; applicants below that level are unlikely to be considered * Applications with any eviction history are generally not considered * Positive previous-landlord references are strongly preferred * No co-signers or guarantors * Section 8 and other qualifying housing-assistance programs are accepted Move-in requirements The standard move-in amount is: * First month's rent * Two months' security deposit Applicants with a credit score of 600 or higher may qualify for a reduced security deposit of one month. The reduced deposit is not automatic and depends on the applicant's complete credit, debt, payment, income, and rental profile. Lease terms * One-year lease * Tenant is responsible for all utilities * No smoking inside the property * Zillow handles the application and screening fee Pet policy Pets are considered with approval. Standard pet rent begins at $50 per month. Additional monthly pet rent of up to $50 per additional pet may apply depending on the number, size, type, and behavior of the animals. All breeds may be considered, although larger dogs may need to be met before final approval. The number of pets permitted depends on the type and size of the animals and the specific circumstances. Pets must be properly cared for, and tenants must keep the property free from pet waste, urine, excessive hair, odors, scratches, dirt, and other pet-related damage. Failure to properly care for an animal or maintain the property may constitute a serious lease violation and may lead to fees, removal of the pet, nonrenewal, or eviction proceedings as permitted by the lease and applicable law.
