Terms at 12319 Rutgers Park Ct

1) Pets are not allowed in this property, regardless of the duration of the lease or the size and type of pet. This policy applies to both short and long-term leases. 2) Unless otherwise required by the Texas Property Code, the tenant is responsible for all expenses related to repairing and maintaining the property. This includes the yard, trees, shrubs, and other aspects of the property. Any damage caused directly or indirectly by the tenant or any person other than the landlord, landlord's agents, or invitees must be promptly repaired by the tenant at their own expense. 3) In the event of minor repairs or replacements, the tenant is responsible for paying a $250 deductible out of pocket. Major maintenance, which exceeds the $250 threshold as defined by the Texas Property Code, is the landlord's responsibility. 4) If keys are missing or duplicates need to be made, there will be a charge of $60 per visit. 5) The inclusion of any additional tenant who is not listed in the lease requires prior approval from the landlord. Temporary guest visits are excluded from this requirement. 6) The landlord has the right to access the property to ensure that the conditions are properly maintained. Reasonable prior notice of at least 24 hours should be provided to the tenant before accessing the property. 7) The tenant is responsible for ensuring a safe move-in and move-out process without causing any property damage. The tenant must address any scratches on the floor, walls, or other areas of the home. Failure to do so may result in the landlord withholding the security deposit. 8) If you want to cancel or extend the lease term, Provide verbal notice 90 days in advance before the lease due date and written notice in 60 days. This term is in addition to the section 1.3 terms above. Lease Agreement 9) Smoking of any form is not allowed in this property, as an additional rule listed in the lease policy.
