Lease terms

12 month lease. Available September 1. $2,075 per month, due on the 1st. Security deposit $2,075, due at signing. No application fee charged by the owner. Utilities: Unit B is separately metered. Tenant places the City of Austin account in their own name, covering electric, water, wastewater, trash, and drainage. Internet is the tenant's choice, Google Fiber is available. Tenant responsibilities: basic lawn care on the Unit B side, and installing owner provided HVAC filters quarterly. Renters insurance required, minimum $100,000 personal liability, in force before move in. Pets: two animal maximum. $300 nonrefundable pet fee per animal plus $25 per month pet rent per animal. Breed and weight considered individually. Assistance animals are not pets and are exempt from pet fees. Nonsmoking property, including the garage. No subletting or short term rental use. Decorative fireplace, not for use. Late rent: charge applies after the 3rd of the month. Screening criteria, provided under Texas Property Code 92.3515: minimum combined gross household income of three times the monthly rent, minimum credit score of 620, two years of verifiable rental history, no eviction judgment in the past five years, and no outstanding balance owed to a prior landlord. Written criteria including grounds for denial are provided to every applicant on request before applying. Applicants with limited credit history or income below the threshold may qualify with a qualified guarantor or an additional deposit.
