Lease terms

Income Requirement: All applicants must have a verifiable monthly income equal to or greater than three (3) times the monthly rent. Credit Score: Applicants must have a minimum credit score of 640 to qualify. A credit and background check will be conducted as part of the application process. Applicants with scores below this threshold may not be approved or may require additional conditions such as a higher security deposit or co-signer. Pet Policy: Pets are welcome, subject to approval. A non-refundable pet deposit of $250 is required per pet. Utilities: All utilities, including electricity, gas, water, sewer, trash, and internet/cable, are the responsibility of the tenant. Utility accounts must be transferred to the tenant's name by the lease start date. Renter's Insurance: Proof of renter's insurance is required before move-in and must be maintained throughout the lease term.
