~Pets allowed! AC (rare)! Single-level w/fully fenced yard w/chicken coop! ~Property owner pays for water, sewer, and garbage. ~Base Rent: $3,450; Water: $100, Sewer: $250, Garbage: $175. ~Tenants to pay for own electric and internet bills. ~Screening criteria: Credit score of over 700. OR above 650 with NO late payments for the past two years. No felonies. No evictions. Background checks will be conducted for every adult over 18 years old. Income verification of over 2.5x of total rent amount to be verified. Prospective tenants provide last three months paystubs. ~Any derogatory information or if adults over 18 do not meet the above stated criteria, lease application shall be DENIED, and property manager shall provide the rejected application credit reporting agency information upon request and reasons for application rejection. ~Prospective tenants applying to pay for background checks and application fees. ~All adults over 18 MUST be on the signed lease. ~Security deposit of $2000 required. May be paid over a period of a 4 month time period ($500 per month for first four months), on top of regular monthly rent. ~No more than 2 dogs or cats (total). ~Size or breed of pets is negotiable. ~Chickens and other fowl okay when staying within the coop. ~No form of illegal drugs on the property. ~No smoking or vaping inside the property. Smoking 'okay' on driveway. ~If moving out, must give the property manager 30 days notice of non-lease renewal or moving out IN WRITING. Otherwise, 30 day notice if wishing to renew month-to-month. ~Section 8, military, and all others invited to inquire and apply provided they meet the guidelines and requirements set for reliable tenant screening purposes. Why are you moving? 5. How many people will occupy the unit? 6. Are you a smoker? 7. What is your monthly income? 8. Have you ever been convicted of a relevant crime? 9. Have you ever been evicted? 10. Have your ever broken a rental agreement? 11. Is your credit score above the requested minimum? Or, do you not have any late payments for the past two years?
