Lease terms

-Lease terms: 12 months (will consider 9 month lease for $1500) -Along with the $35 credit towards first month's rent, a one time credit of $200 will be applied if lease starts by Sept. 15. -This is a non-smoking/vaping home. -Tenant is responsible for ALL associated utility costs. -Fur babies: Neutered/Spayed Pet(s) are allowed with deposit/approval (sm - large breeds), case by case basis. -Zillow application is to be filled out online by creating an account (includes a background check) to make sure qualifications are met. *Maintenance: tenant is responsible for monthly AC filter replacement. **Tenant is responsible for lawn care (mowing, weed control, watering, AND pest control). As a thank you, approved renters with a signed lease will receive a one-time $35 credit toward their first month's rent. Minimum Criteria: - Regular or combined gross household income of at least 2.75x's the monthly rent (Zillow application process lets you add co-applicants) - Credit: Preferred credit score of 540+ - Occupancy: All residents age 18+ must submit an application (Zillow walks through how co applications work) - History: No prior evictions/broken leases in the last 6 years.
