Lease terms

Use of Property Amenities: Tenant acknowledges that the swimming pool, hot tub, trampoline, playground, fire pit, backyard recreational areas, and three-car garage are provided as optional amenities and are used entirely at Tenant's own risk. Tenant agrees to exercise reasonable care, supervise all children and guests at all times, and comply with all applicable safety rules and manufacturer recommendations. Landlord is not responsible for injuries, accidents, or damages resulting from the use or misuse of these amenities, except as required by applicable law. Tenant agrees to keep all amenities clean, properly maintained, and in good condition throughout the lease term and to promptly report any damage or safety concerns. Tenant shall be financially responsible for any damage beyond normal wear and tear caused by Tenant, occupants, guests, or invitees. No unauthorized alterations or modifications may be made to any amenity or recreational equipment. * Tenant assumes responsibility for all guests using the property or amenities. * No lifeguard is provided; swimming is at Tenant's own risk. * Children must be supervised by an adult while using the pool, hot tub, trampoline, playground, or fire pit. * No diving, horseplay, or glass containers in or around the pool or hot tub. * Trampoline use is limited to one person at a time unless the manufacturer specifically allows otherwise. * Fire pit use must comply with all local burn restrictions and must never be left unattended. * Garage may only be used for parking personal vehicles and normal household storage; no commercial business operations, hazardous materials, or vehicle repairs involving hazardous fluids. * Tenant is responsible for keeping gates, pool fencing, and any safety latches secured at all times. * Tenant agrees to maintain renter's insurance throughout the lease term and is encouraged to obtain personal liability coverage that includes these amenities. * Landlord reserves the right to inspect the amenities with proper notice and require correction of unsafe conditions. Addendum will be added to the official lease for responsibility for high risk items on property.
