Lease terms

- 10 month minimum duration of lease. 3 year maximum duration of lease. -Owner will pay for bi-weekly in-home cleaning. -Owner will pay for twice-weekly trash services. -Owner will pay for quarterly pest control services. -Tenant will be responsible for water, gas and electricity payments. -Tenant will maintain interior and exterior cleanliness of the property. -Tenant will be responsible for upkeep of the flower bed (i.e removal of weeds, etc). -No smoking inside of the home or on the premises. -Tenant will be responsible for citations/fees generated onto the property as a consequence of any violation committed by the tenant or guest(s) of the tenant. -Vehicles should be parked in the garage or driveway, only. -At completion of the lease, the tenant's upfront deposit will either be returned in full, partial or no amount depending on how much is applied to damages beyond that of normal wear and tear. The tenant will be responsible for any damage costs that exceed the deposit amount. - If the tenant breaks the duration of the lease agreement, the tenant will be responsible to pay a fee equal to: 2 months of rent if the cancellation occurs prior to 3 months of the lease's end; and 1.5 months of rent if the cancellation occurs within 3 months of the lease's end.
