Lease terms

Fees required include- $2475 monthly rent for 1 yr lease $2475 security deposit Rent is due on the 1st day of each month. Rent is late after the 5th of each month. A $50 late fee is due after the 5th of each month. There will be an additional $5 per day fee added until the total monthly rental and late fees are paid. **(Security deposit will be used as needed to cover damages and/or repairs to property during Tenant's occupancy; and also Tenants mive out date. Tenant is responsible for any damage or repair costs exceeding the $2475 security deposit amount. Such repair costs will be billed directly to the Tenant by repair service technicians. Tenant is responsible for all utilities: electric, water, gas, cable, internet, etc. Tenant will maintain property as follows: a. Tenant will not smoke tobacco or other substances in any form inside the house. b. Tenant will not bring or use recreational drugs, nor illegal drugs in any form--inside or outside the home and property. c. Tenant will not burn candles, cigarettes or any other items that require the use of open fire or flames. d. Absolutely no smoking or vaping -inside of the house. Tenant may smoke outside the house in the back patio area. All smoking aids: must be contained and disposed of in a safe manner. Cigarette butts, tips, etc- must be disposed of in a safe manner. Do not throw butts, paper, packaging or anything visible in lawn. e. Tenant/Renter is responsible for maintaining cleanliness of all areas of the property. f. Tenant will not sublet the property. Only members listed in rental agreement may occupy property during lease period. Visitors are limited to 2 week stays per 4 month intervals. Prior authorization from Landlord for stays outside designated visitation.
