Lease terms

We accept one year lease agreements. Tenant must pay for water, electric and garbage services through Lakeland Electric Company. Internet is not included. No smoking policy inside the home. This home can be rented furnished for $2,250 monthly. Rent for the home unfurnished is $2,000 monthly. The security deposit is the same amount. Tenant must obtain renters insurance. One small pet may be permitted if renting the property unfurnished. Breed restriction, non-aggressive. A non-refundable pet fee of $400 annually is required. Current vet records must be presented at the time of approval and a picture of the dog. Dog poop must be picked up from lawn and disposed of properly. Failure to report any animal other than the pet approved for the residence will invalidate your application and immediately terminate the lease. A maintenance repair form must be completed by the tenant (stating the problem) before the repair is completed; email it to the landlord within a couple days. The issue will be assigned to the proper service provider and an appointment will be coordinated with the tenant for the repair. Pet must be kept away (in another room) from the maintenance service provider and the landlord at all times. A written pet owner agreement will be made with the tenant. There will be a six month appointment made for a walk through inspection of the home. Thank you
