Lease terms

Rental Property Policies & Tenant Responsibilities Our goal is to maintain a clean, well-cared-for home while providing tenants with a comfortable place to live. The following policies and responsibilities will apply during the tenancy. Lease Term The initial lease term will be six (6) months. After the initial six-month term, the tenancy may continue on a month-to-month basis, subject to the terms of the rental agreement and applicable law. The owners anticipate potentially placing the property back on the market for sale next year. If the property is listed for sale, tenants will be provided any required notices, and any property access for showings, inspections, appraisals, or related purposes will be handled in accordance with the lease and applicable law. Pets allowed with increase deposit +$750 Cleanliness & Property Care Tenants are expected to keep the home clean, sanitary, and well maintained throughout the tenancy. This includes properly disposing of trash, keeping interior and exterior areas reasonably clean, and promptly reporting leaks, damage, maintenance concerns, or other conditions that could cause damage to the property. The property should be returned at the end of the tenancy in the condition required by the rental agreement, ordinary wear and tear excepted. Landscaping & Exterior Maintenance Tenants are responsible for maintaining the existing landscaping and keeping the exterior of the property neat and presentable. Responsibilities include reasonable watering, mowing, weeding, trimming, leaf/debris removal, and general upkeep as applicable to the property. Tenants may not remove trees, shrubs, plants, irrigation equipment, or make significant landscaping changes without prior written approval from the owner. Utilities Unless otherwise stated in the lease, tenants are responsible for the cost of: * Electricity * Water * Propane * Internet, television, and other optional services requested by the tenant *Trash Service Tenants are responsible for maintaining adequate propane during the tenancy and arranging and paying for refills as needed. At move-out, propane requirements will be handled according to the rental agreement. Smoking No smoking or vaping is permitted inside the home, garage, or other enclosed structures on the property. Occupancy & Guests Only individuals approved and identified in the rental agreement may reside at the property. Long-term or unauthorized occupants are not permitted without prior written approval from the owner/landlord. Property Alterations Tenants may not paint, remodel, install permanent fixtures, change locks, mount large items, or otherwise materially alter the property without prior written permission from the owner/landlord. Maintenance & Damage Tenants are expected to promptly notify the owner/landlord of maintenance issues, water leaks, plumbing problems, electrical concerns, appliance problems, or other conditions requiring attention. Tenants are responsible for damage caused by the tenant, occupants, or guests beyond ordinary wear and tear, as permitted by the rental agreement and applicable law. Respect for the Property We are looking for responsible tenants who will treat the property as their home and take pride in keeping it clean, safe, and well cared for. Tenants are expected to respect the property, surrounding neighborhood, and neighbors and avoid excessive noise, nuisance activity, or other conduct that interferes with the peaceful enjoyment of neighboring properties. Renter's Insurance Tenants are strongly encouraged, and may be required under the rental agreement, to maintain renter's insurance throughout the tenancy, including appropriate personal property and liability coverage. Compliance With Lease & Law These policies are intended to supplement the formal rental agreement. All tenancy terms, notices, deposits, property access, termination requirements, and other landlord-tenant matters will be governed by the signed rental agreement and applicable federal, state, and local law.
