Lease terms

The lease term for this property shall be a minimum of one (1) month and a maximum of eleven (11) months, unless extended by mutual written agreement. The Tenant may request an extension or early termination with thirty (30) days' written notice to the Landlord, subject to availability and Landlord approval. Early termination may incur a fee equivalent to one (1) month's rent if a replacement tenant is not secured. The Property is provided fully furnished, including furniture, appliances, and household items as listed in the attached Inventory Schedule. The Tenant agrees to maintain the furnished items in good condition, normal wear and tear excepted, and to report any damage within forty-eight (48) hours of discovery. Upon move-out, the Tenant shall return all items in the same condition as received, and any missing or damaged items may be deducted from the security deposit at replacement cost. The Landlord shall provide utilities, including electricity, water, and gas, up to a total combined cost of $300 per month. Usage exceeding $300 per month shall be the Tenant's responsibility, and the Tenant agrees to reimburse the Landlord within seven (7) days of receiving a utility bill or statement showing excess charges. The Landlord shall provide copies of utility bills upon request. The Tenant shall not install additional utilities or services without prior written consent from the Landlord. The Tenant agrees to maintain the Property in a clean and sanitary condition, including regular cleaning of furnished items and appliances. The Landlord shall provide professional cleaning prior to move-in. Optional cleaning services may be arranged at the Tenant's expense, subject to Landlord approval. The Tenant shall promptly report any maintenance issues to the Landlord, and the Landlord shall address repairs within a reasonable timeframe, except in emergencies, which shall be addressed promptly. The Tenant shall not sublet the Property or any portion thereof, nor list the Property on short-term rental platforms (e.g., Airbnb, VRBO) without the Landlord's prior written consent. Unauthorized subletting or short-term rentals shall constitute a breach of this Agreement, resulting in immediate termination and forfeiture of the security deposit. The Property includes a dedicated workspace equipped with a desk, chair, and high- speed internet access. The Tenant shall use the internet in compliance with applicable laws and the service provider's terms. The Landlord is not responsible for internet outages or disruptions beyond their control but will coordinate with the service provider to resolve issues promptly. The Tenant shall not modify or install additional networking equipment without Landlord approval.
