This property is offered at $1,950 per month with a preferred 12-month lease term. A refundable security deposit equal to one month's rent ($1,950) is required prior to move-in. Pets may be considered on a case-by-case basis with a maximum of two pets allowed, subject to an additional refundable pet deposit and $25 monthly pet rent per pet. Applicants should have a preferred minimum credit score of 650, verifiable gross household income of at least three times the monthly rent, no prior evictions, and must complete a background and credit screening. Tenant is responsible for all utilities (electric, gas, water, and sewage), routine housekeeping, replacing HVAC filters (owner will provide filters), and basic yard upkeep. No smoking is permitted inside the home. Renters insurance is required for the duration of the lease. Rent is due on the first of each month and considered late after a five-day grace period, at which point a late fee may apply. Only approved occupants may reside in the property. Unauthorized occupants residing at the property for more than 14 cumulative days within a 12-month period without written approval from the owner may be considered a lease violation. Lease terms comply with Servicemembers Civil Relief Act (SCRA) requirements applicable to military orders and PCS situations.
