Lease terms

12-month lease required. Monthly rent is $1,500 and is due on the 1st of each month. Security deposit: $1,500. Application fee: $50 per adult (18+). Late fee: $75 if rent is not received by the due date stated in the lease. Tenants are responsible for all utilities, including electricity, water, sewer, trash, internet, and lawn maintenance. Window A/C units, washer, and dryer are provided. There is no central air conditioning. No smoking or vaping inside the home. Pets are considered on a case-by-case basis with landlord approval. A pet deposit and/or monthly pet rent may apply. Breed restrictions may apply. Renters insurance is required before move-in and must be maintained throughout the lease. All occupants age 18 and older must complete an application and pass a background, credit, income, and rental history screening. Subleasing, Airbnb, or any other short-term rentals are not permitted. Maintenance Responsibilities Tenants are expected to keep the home clean, sanitary, and in good condition. Tenants must promptly report any maintenance or repair issues. Failure to report a problem that results in additional damage may make the tenant responsible for those costs. Tenants are responsible for routine upkeep, including replacing light bulbs, smoke detector batteries, cleaning window A/C filters, changing any applicable filters, and preventing drain clogs caused by misuse. The landlord is responsible for repairs due to normal wear and tear and maintenance of major systems, including plumbing, electrical, structural components, and landlord-provided appliances, unless damage was caused by tenant negligence. Tenants are responsible for any damage caused by themselves, household members, guests, or pets beyond normal wear and tear. No alterations, painting, installations, or repairs may be made without prior written approval from the landlord. In the event of an emergency, tenants should first contact emergency services or the appropriate utility provider, then notify the landlord immediately.
