Lease Term In accordance with Washington State and City of Kirkland laws, the following terms apply to this rental agreement: Rent and Deposits First month's rent due at lease signing Combined move-in fees and security deposit will not exceed one month's rent (KMC 7.75.040) Security deposit refundable within 30 days of move-out, per RCW 59.18.280 Rent payments due on the 1st of each month No late fee may be charged if rent is paid within 5 days of the due date; late fees thereafter capped at $75 or 20% of rent, whichever is greater, per RCW 59.18.170 and RCW 19.150.150 Utilities Garbage service included in rent Tenant is responsible for water, sewer, electricity, and natural gas Tenant is responsible for any optional services (cable, internet, etc.) Property Policies No smoking allowed anywhere on the premises Pets subject to approval with additional pet deposit/fee, included within the one-month move-in cost cap (KMC 7.75.040) Tenant responsible for routine maintenance Landlord responsible for major repairs and habitability per RCW 59.18.060 Lease Terms Minimum lease term: 12 months 30-day written notice required for termination at end of lease term Early termination subject to fees and conditions outlined in lease Rent increase notice: minimum 90 days under RCW 59.18.140; Just cause required for eviction, termination of tenancy, or non-renewal per RCW 59.18.650
