Lease terms

Tenant will be responsible of placing all utilities under their name upon moving in. Tenants are responsible of maintaining landscaping including mowing and watering of grass. No smoking or vaping will be allowed inside the home. A fee of $250 will be applied if tenants smoke inside the home. Tenant will not engage in or permit the sale, distribution, dispensing, storage, processing, cultivation, or marijuana or products containing marijuana or THC. Payment must be made every 1st day of the month. There's a grace period of 2 additional days without a fee. On the 4th day there's a $75 late fee and $25 for every day after that. Tenant must provide a 30 day written notice by email to the landlord prior to vacating the property. Tenant is responsible for maintaining a clean, safe, and sanitary condition of the home. Tenant must not intentionally disconnect or damage smoke detectors. Landlord will be responsible for repairing the appliances, fixtures, and equipment on the property with the exception of the damage results in improper use of the tenant. The tenant is to notify by email the landlord promptly upon becoming aware of any damages or repairs within the condition of the property. Landlord had 48 hours to respond to any request. Landlord will have access to do a full inspection of the home at the 6 months of the lease. The landlord will also do a full inspection prior to returning the deposit if no damages or repairs are needed. Tenant will receive 2 keys and must be returned at the end of the lease. The 1 garage door opener must also be returned. The tenant must not change the locks or make any repairs without the landlord's approval. The landlord will provide 4 AC filters. This must be changed every 3 months. The cabinets all have protectors and must not be removed. Tenants must comply with HOA rules and restrictions.
