Lease Terms and Conditions Lease Duration The lease will allow for tenants to break the leasing agreement the first 3 months if the resident is not satisfied. At the end of this period, if both parties are satisfied, the agreement will automatically renew into a 12-month lease. No Smoking(inside unit) Rent Payment Rent is due on the 1st of each month. Occupancy Only the individuals listed on the lease agreement are permitted to reside in the unit. Parking Visitor parking is not allowed in tenant parking spaces. All visitors must park on the street. Pets Only small pets are permitted, with prior approval from the landlord. Community Rules Tenants must follow established noise guidelines to ensure a quiet and respectful living environment. Maintenance and Repairs Tenant responsibilities: Maintain the unit in a clean condition and care for the yard if applicable. Landlord responsibilities: Major repairs and property maintenance. Tenant Responsibilities: pay in full utilities (PNM and the NM gas company bill). Water monthly fee $75. Procedure: All repair requests must be submitted to the landlord in writing.
