LEASE AGREEMENT I. THE PARTIES. This Lease Agreement ("Agreement") made this ________________, 20____ is between: Landlord: Nicole Oudenhoven with a mailing address of 1220 Xanthia St. Denver, CO ("Landlord"), and Tenant(s): _________________ with a mailing address of 1220 Xanthia St. Denver, CO 80220("Tenant"). II. PREMISES. The Landlord agrees to rent the following property to the Tenant in exchange for the Payment Terms in Section IV: a.) Property Address: 1220 XANTHIA ST 80220 DENVER, CO b.) Residence Type: guest apartment c.) Bedroom(s): 1 Bathroom(s): 1 500ft2 plus outdoor space 1000ft2 III. LEASE TYPE. This Agreement shall be considered a: (check one) - Fixed Lease. Some toiletries, kitchen items, household items of daily use may be provided but that is not a guarantee and nor shall it be expected. Sewer System: No flushing of anything other than toilet paper, please. Dispose of sanitary products and "flushable" wipes in the trash receptacle only. Failure to do so that results in damage to the sewer system or a need for it to be serviced will be paid for by the tenant.
