Lease Terms Rental Term: 12-month lease, beginning on the move-in date and ending on the specified end date. At the conclusion of the term, the lease will automatically renew on a month-to-month basis unless either party provides written notice of termination at least 30 days prior to the end of the term. Overnight guests are permitted for up to 7 consecutive nights, not to exceed 14 nights in any 30-day period, and must be reported to the landlord in advance. Utilities: Tenants are responsible for all utilities, including electricity, water, sewer, garbage, internet, and cable. Tenants must establish utility accounts in their name prior to move-in. Pet Policy: Allowed Pets: Up to one dog (under 50 pounds) or two cats are permitted. Restrictions: Certain breeds (e.g., Pit Bulls, Rottweilers) are not permitted due to insurance restrictions. All pets must be spayed/neutered, up-to-date on vaccinations, and licensed. Proof of vaccinations and licensing is required. Pet Screening: A pet screening process is required for all applicants with pets. Pet Deposit/Fee: A non-refundable pet fee of $300 per pet is required, plus $25 monthly pet rent per pet.
