Lease terms

Monthly Rent Due: Rent is due on the 5th of each month. Payments Due at Signing: * First month's rent * Security deposit (refundable, amount based on credit and income) * Pet deposit and/or pet rent if applicable * Lease Duration: 12-month lease preferred (shorter terms may be considered for an additional fee) * Pets: Cats and small-to-medium dogs considered with landlord approval. Pet screening required. * Pet Rent: $50/month per pet * Pet Deposit: $300 per pet (refundable, if no damage) * Smoking: Strictly no smoking allowed inside the property or garage. * Maintenance: Tenants responsible for basic upkeep (e.g., yard, filters). * Utilities: Tenant pays for all utilities (electric, gas, water, internet, etc.). Solar system helps offset electricity costs.
