Lease terms

Month-to-month lease with a preference for a long-term tenant (approximately one year or longer). First month's rent and security deposit due prior to occupancy. Owner provides routine lawn care service and trash utility. Tenant is responsible for water, wifi, electric and natural gas service. Tenant is responsible for snow removal. No smoking or vaping permitted inside the home or garage. Pets considered on a case-by-case basis with owner approval. Home must be maintained in a clean and orderly condition. Occupancy limited to approved tenants listed on the lease. Rent due on the first day of each month. Tenant must maintain renter's insurance throughout the lease term. Background, credit, income, and rental history verification required. Owner reserves the right to perform periodic inspections with proper notice as permitted by law. Lease may be terminated by either party in accordance with the notice requirements set forth in the lease agreement and applicable West Virginia law.
