Credit and background screening required for all applicants age 18 and older. No prior evictions or outstanding landlord collections. Positive rental history Utilities This property contains multiple dwelling units that share utility services. Tenant shall be responsible for their proportional share of electricity, gas, water, sewer, and trash services as follows: Utility charges will be billed monthly by the landlord and are due with rent. Renter is responsible for up keeping of of small front lawn. Renters Insurancw Tenant shall obtain and maintain renters insurance throughout the tenancy with a minimum of $100,000 liability coverage. Proof of insurance must be provided prior to move-in and maintained throughout the lease term. Landlord shall be listed as an Interested Party on the policy. Property Rules No smoking of any kind inside the unit. No subletting or short-term rentals (Airbnb, VRBO, etc.). No unapproved occupants. Tenant shall maintain the premises in a clean and sanitary condition. Quiet enjoyment of all residents must be respected. Excessive noise, disturbances, or nuisance activities are prohibited. Parking Parking is limited to designated areas only. No inoperative, unregistered, or non-working vehicles permitted on the property. Vehicle repairs, storage of vehicles, trailers, RVs, or commercial equipment are prohibited without written approval. Pets Small pets will be considered subject to landlord approval. Lease Term Initial lease term: 12 months. Security deposit equal to one month's rent. Rent due on the 1st day of each month. Late Fees Rent received after the 5th day of the month shall incur a late fee of $75. Additional $10 per day thereafter, not to exceed limits permitted by California law. Move-In Requirements Prior to receiving keys, tenant must provide: First month's rent Security deposit Proof of renters insurance Signed lease agreement Utility reimbursement acknowledgments
