Lease terms

Lease Terms Lease term: One (1) year. Security deposit: Equal to one (1) month's rent, due upon execution of the lease agreement. Income requirement: Gross household income must be at least three (3) times the monthly rent. First month's rent is due prior to move-in. Utilities Tenant is responsible for all utilities, including but not limited to electricity, natural gas, water, sewer, garbage, recycling, internet, cable, and any other applicable utility services. Pet Policy One (1) dog weighing no more than 40 pounds may be permitted with prior written approval from Landlord. If approved: A $400 refundable pet deposit is due at lease signing. Pet rent is $30 per month. Tenant is responsible for all pet-related damage beyond normal wear and tear. Tenant must promptly clean up all pet waste and ensure the pet does not create excessive noise, nuisance, or disturbances. Smoking Smoking or vaping of any kind is prohibited inside the dwelling and anywhere on the property. Care of Property Tenant shall keep the premises clean, sanitary, and in good condition and comply with all applicable federal, state, and local laws, regulations, and ordinances. Alterations No alterations, improvements, painting, or installation of fixtures may be made without Landlord's prior written consent. Parking Parking is limited to two (2) registered vehicles belonging to occupants. Recreational vehicles, trailers, boats, commercial vehicles, and inoperable or unregistered vehicles are not permitted on the property unless approved in writing by the Landlord. Access Landlord may enter the premises as permitted under Washington law to inspect the property, make repairs, perform maintenance, or show the property to prospective tenants, purchasers, or contractors after providing any notice required by law. Subletting Tenant may not assign this Lease or sublet any portion of the premises without Landlord's prior written consent. Early Termination If Tenant vacates or terminates the lease before the end of the lease term, Tenant remains responsible for rent and all other obligations under the lease until the property is re-rented or the lease term expires, subject to Landlord's duty to mitigate damages as required by Washington law. Tenant is also responsible for any actual costs incurred as a result of the early termination, including cleaning, repairs beyond normal wear and tear, advertising, and leasing expenses, to the extent permitted by law. HOA Tenant agrees to comply with all applicable HOA rules, regulations, and CC&Rs. A copy of the applicable HOA documents will be provided at lease signing. Any fines or penalties resulting from Tenant's violations shall be the responsibility of the Tenant.
