Lease terms

Rent is due on or before the _1st_ of each month. Tenants agree to pay $10.00 per day late charge. TENANTS AGREE: A. To pay rent as noted above. Preferably rent to be paid in CASH. Cashiers Checks are to be made payable to: *No Personal Checks accepted as payment* B. Proof of Rental Insurance is required upon occupancy of the home. Tenants agree that possession of said premises for one day into the month will be liable for the full month's rent. B. To pay utilities as applicable and to make all deposits for public utilities as required. C. To keep in good repair said premises, its appearances, fixtures, and equipment. Shall not drill into, disfigure, or deface any part of rooms, walls, buildings, grounds or any other part of the development. D. To, at the tenant's expense, keep the interior and exterior of premises in good and tenantable repair, this to include the following: 1. To repair all plumbing stoppages, excepting those caused by tile breakages, root growth, or such other causes beyond the control of the tenant. 2. To repair all breakage due to freezing of plumbing. 3. To keep in a good repair toilet and flushing tank. 4. To repair all glass breakage, screen damage, burned out light bulbs and fuses. 5. To repair any damage caused by visitors or friends to the premises. 6. Keep all trash out of the yard. No non-operational vehicles to be on the premises. Also, motor vehicles will not be parked in the yard. Overhauling of motor vehicles is not permitted. 7. To keep the lawn mowed and a neatly kept yard. E. No commercial activity will be conducted by the tenants on the property except by phone. F. Bicycles or motorcycles are not permitted in the house. G. Tenants further agree that upon giving the landlord 30 days written notice to be received by his agent or himself on or before the 1st of the month, also hereby grant them the right to show said property to prospective tenants. H. Landlord NOT responsible for spraying for pests except termites. I. NO PETS ALLOWED. J. Any agreement made by the landlord must be in writing as noted below: K. If tenants do not comply with any of the above rules; the landlord has legal recourse through the Kansas Landlord Tenant Act to recover any damages.
