Terms at 1213 September Ct

The Landlord is responsible for the following utilities and services: Lawn care. All other utilities are the responsibility of the tenant. The tenant must obtain renters insurance as a requirement under this agreement during the duration of the tenancy. The policy must provide a minimum of $200,000. Proof of insurance must be provided before the start of the Term and must be maintained through any renewals. failure to maintain active renters insurance will be considered a breach of this contract. The Landlord must be named as an additional insured or interested party on the policy to ensure protection and notification of any changes or cancellations. The Tenant is able to make alterations, as long as it is returned to the original state upon termination/expiration of the rental agreement. There is a monthly fee of $25 (per pet) added to the regular rent paid, as long as the pet(s) lives in/on the rental property. Utility Transfer: tenant shall reach out to the utility company(ies) directly, to get utilities transferred in their name. Once transferred, tenant shall provide copies of recent utility bills in their name at the rental address, as proof of transfer and ongoing payments. Proof should be emailed to the Landlord. The Tenant agrees to comple with all applicable laws, ordinances, and regulations. Semi Annual property inspections will be conducted based on the tenant and Property Manager's agreed upon availability. The tenant, their guest(s), and any other Occupant shall not engage in any illegal activities anywhere on the property, including but no limited to the leased premises, common areas, parking, and surrounding property. This prohibition extends to illegal activities including but not limited to the manufacture, sale, distribution, use, or possession of illegal substances, theft, and violent behavior. Any violation of this clause constitutes a material breach of this Agreement and is ground for immediate termination of tenancy and eviction. Addtionally,the Tenant shall be held liable for any damages resulting from such illegal activities, and any other expenses incurred by the Landlord.
