Lease terms

- 12 to 24 month lease rental property only (option to extend may be available but not guaranteed). - Security deposit and 1st month rent required upon signing a lease - Renter pays for all utilities - No smoking allowed inside the property - Fully furnished property - Renter is responsible for keeping grass cut, leaves raked, trees and shrubs pruned & disposed appropriately, place garbage & recycling in designated bins for waste collection - Renter is responsible for fumigation to ensure insects are kept outside of the property - No damages to property permitted; if damages occur it will be removed from security deposit and may require additional payment depending on the circumstance - Renter is responsible for cleaning air filter for central air 1x every 2 months - Owner can enter property for maintenance as needed (Quarterly at least) and with tenant permission - Up to 2 cars maximum allowed on property driveway
