Lease terms

Lease Duration: Minimum 12-month lease. Utilities: Tenant is responsible for all utilities, including electricity, gas, water, wastewater, trash, internet, and cable services. Renters Insurance: Proof of renters insurance is required prior to move-in and must be maintained throughout the lease term. Parking: Attached garage and driveway parking available. Smoking Policy: No smoking permitted inside the home. Maintenance: Tenant is responsible for routine upkeep, including replacing air filters, lawn care, and maintaining the property in clean condition. Landlord will be responsible for major repairs and maintenance not caused by tenant negligence. Pets: Pets may be considered on a case-by-case basis with additional pet deposit and/or monthly pet rent. Application Requirements: Income verification, background check, credit check, and rental history verification required. Household gross income should be at least 2x the monthly rent. Move-In: Security deposit due at lease signing. Property available for move-in upon approved application and executed lease agreement.
