Lease terms

- Lease duration: 12-month lease preferred. - Rent: Monthly rent due according to the lease. - Security deposit: Security deposit required before move-in, subject to application/screening approval and Michigan law. - Parking: Free street parking is available. Parking is also available in the backyard area. - Smoking: No smoking inside the unit. - Pets: Pets may be considered based on the written pet policy, approval, and any applicable pet fees/deposit. Assistance animals are handled separately as required by law. - Electricity: Landlord/owner pays the electricity bill. Tenant will pay a monthly electricity add-on charge with rent. - Trash: Trash is billed separately as a monthly add-on to rent, or tenant may set up and pay for trash service directly if preferred/approved. - Water/sewer: Tenant is responsible for setting up and paying water/sewer service. - Gas: Tenant is responsible for setting up and paying gas service. - Lawn/backyard: Tenant is expected to keep personal items/trash picked up and use the backyard respectfully. Final lawn/snow responsibilities should be confirmed in the lease. - Maintenance: Tenant is responsible for keeping the unit clean, promptly reporting maintenance issues, replacing minor consumables such as light bulbs where applicable, and avoiding damage beyond normal wear and tear. Owner/landlord is responsible for required repairs and property systems unless damage is caused by tenant misuse or neglect.
