W Refundable Security Deposit of $1000 which will also be applied toward the end of lease cleaning fee. Monthly rental Jan-March is $3000 plus utilities. Non-smoking, 1 car space in garage with lots of storage with additional parking in driveway for 2 more. Street parking during the day, but not over-night as per HOA. Utilities for electric, gas, water and will internet will be in addition to base rent per tenant usage trash, and HOA fees included in the base rent. TV has Samsung plus, but other streaming options/services will be up to tenant and paid by tenant accordingly. Other details can be negotiated. (pets) I do like to maintain the wild/plant life in the open space, so if you could maintain the water trough, and add bird seed as needed that would be great! You will enjoy the critters (javelina, coyote, rabbits, even Mountain Lion) and birds! You will see the home is immaculately kept, well appointed, maintained and would ask you be respectful of it and enjoy the property as we do.

You can walk to a wonderful trail network that weaves through the Preserve gated community. It is a 5 minute walk south on our street to Walgreens, Urgent Care, several restaurants, brewery, ice cream, cleaners and a Speedway gas/convenience. Within 5 minutes out the east gate there is a Fry's Marketplace which you can find everything. I 10 to travel North or South is 10 minutes and 35 minutes to Tucson National Airport. Tangerine at the first light out of community is your main east/west access to Oro Valley and Marana; west. Very convenient location. Tortalita Preserve for hiking and awesome single track mtn/gravel biking is 5 minutes out the East gate. 8 Minutes up Dove Mtn Blvd to the Ritz Carlton which supports incredible hiking trails in the Tortalita Mtns. behind ranging from beginner to advanced. You will see more saguaro cactus here than in the National Park. 10 minutes away is also the new Marana Recreation center with fantastic workout and lap pool, etc. Golf inclined have access to many public and private/semi private options with in 10 minutes too. Come, enjoy, engage, adventure, and settle in at home to relax in the tranquility off your patio.
