Lease terms

LEASE DURATION & MOVE-IN COSTS: - Lease Term: 12-Month Lease starting October 1, 2026. - Monthly Rent: $3,195 / month due on the 1st. - Security Deposit: $3,195 (refundable security deposit, due at lease signing). - Move-In Funds: First month's rent + security deposit + any applicable non-refundable fees due prior to move-in. UTILITIES: - Tenant Responsibility: Tenant pays all utilities directly, including electric (Snohomish County PUD), water/sewer (City of Sultan), and trash/recycling. PET POLICY: - Pets considered on a case-by-case basis upon approval (maximum 2 pets). - Pet Fee: $250 non-refundable pet fee per approved pet due at lease signing (not applicable to documented service/assistance animals). SMOKING POLICY: - Smoking/vaping is permitted outside only. Strictly prohibited inside the home and garage. PARKING & PROPERTY USE: - Parking is restricted to the 2-car attached garage, paved driveway, and street only. - Parking or storing vehicles, boats, or trailers on the front lawn, landscaping, or street is strictly prohibited. - Select recreational vehicles/trailers may be parked in the fenced backyard only with prior written landlord approval. TENANT MAINTENANCE RESPONSIBILITIES: - Yard Care: Tenant responsible for routine lawn mowing, basic weeding, and general landscape upkeep. - Home Care: Tenant responsible for regularly replacing furnace/HVAC air filters (every 60-90 days) and minor upkeep (light bulbs, smoke detector batteries). WASHINGTON STATE TENANT SCREENING NOTICE (RCW 59.18.257): - Reusable Screening Reports: Landlord does NOT accept comprehensive reusable tenant screening reports as defined in RCW 59.18.030. (Screening must be completed via Zillow application / landlord-directed screening). - Types of Information Accessed: Credit report & score, nationwide criminal background check, nationwide eviction/civil court records, employment/income verification, and prior landlord rental history references. - Criteria That May Result in Application Denial: 1. Gross monthly household income less than 2.5x to 3x the monthly rent. 2. Unfavorable credit report, delinquent accounts in collections, recent bankruptcies, or lack of established credit. 3. Prior eviction filings, judgments, or negative rental history/references from previous housing providers. 4. Disqualifying criminal history subject to individual review in compliance with applicable fair housing laws. 5. Inability to verify income, employment, or identity, or providing false/misleading information on the application. - Consumer Reporting Agency & Adverse Action Notice: Screening reports are obtained through Zillow / Experian / Checkr (Zillow, Inc., 1301 Second Ave, Floor 10, Seattle, WA 98101 / Experian, P.O. Box 2002, Allen, TX 75013). If adverse action is taken (denial, increased deposit, co-signer requirement), applicant will receive a written Adverse Action Notice and has the right under RCW 19.182 and the federal Fair Credit Reporting Act (FCRA) to obtain a free copy of the report and dispute inaccurate information.
