Lease terms

Tenant-Paid Utilities: The costs for Gas and Electric services will be divided equally among all occupants of the residence. The total monthly bill for these utilities shall be divided by the total number of individuals residing in the home. Each occupant is responsible for their share based on the headcount. (Example: If there are 4 total residents, a couple occupying one room counts as 2 residents and is responsible for 2/4 of the total monthly Gas and Electric bill). Payment is due within 5 days of receiving the bill from the Landlord. Landlord-Paid Utilities: The Landlord will cover the full monthly costs for Water, Sewage, and Internet services. Cleanliness & Shared Spaces: Common Areas: Residents are expected to maintain shared living spaces (kitchen, living room, dining area, and shared bathrooms) in a clean, sanitary, and respectful condition. Kitchen Etiquette: To keep shared spaces functional, all dishes, cookware, and food items must be cleaned and put away promptly after use. Surfaces should be wiped down after meal preparation. Shared Bathrooms: Residents using shared bathrooms are responsible for keeping the sink, toilet, shower, and floor area clean and free of personal items after use. General Maintenance: Residents agree to keep common walkways and floors free of personal clutter to ensure all housemates have equal and comfortable access to shared areas.
