    Terms at 121 S Lakeview Blvd

    Owner seeking a one month to 6-month lease on fully furnished property, however one month is also possible. Lease will require a damage deposit of $3,000; and first month's rent ($3950 + $3,000 = $6950). Premises are available beginning on May 15, 2026. 1. TENANT'S OBLIGATIONS: In addition to complying with Host's rules which shall be provided prior to Tenant signing lease, maximum occupancy is six adults (over 18) and no more than 8 total residents. All Tenants must be listed on lease agreement. Tenant agrees to the following: (a) all in tenant's party must sign a release of liability for use of pool, and lakeside prior to occupying premises, b) no glass is allowed in or near the pool; (c) Tenant shall not trespass on the neighboring properties, and Tenant shall assure that no vehicles are parked on the street; (d) no events (weddings, parties, bachelor parties, etc.) are allowed at the Premises; (e) pets are not allowed unless Host agrees in advance in writing; (f) Tenant shall abide by all the neighborhood HOA rules which will be provided with lease: 20 mph speed limit; no littering; no loud music or disturbances; quiet time after 10:00pm especially outside as sound travels easily across the lake; (g) no hot pans, etc. on the counters or tables, (h) Tenant shall abide by the housekeeper's rules (provided prior to check in); SMOKING IN OR NEAR THE HOME IS STRICTLY FORBIDEN; (i) Tenant shall properly dispose of all rubbish, garbage, and other waste; (j) Tenant agrees to abide by all city, county, state and federal laws and regulations; (k) Tenant shall never leave doors open due to insects, scorpions, or pests, and shall lock premises when not present (l) if Host allows a pet or pets, Tenant shall dispose of all waste; (m) Tenant shall maintain the Premises in a clean and orderly condition; (n) Tenant must be 25 years of age or older to book the Premises; (o) all tenants must send Host a picture of his/her drivers license after and sign a release regarding liability of the pool and lake : (p) with 24 hours advance electronic notice (email, text, Airbnb app), tenant will allow persons to service the home as needed by either providing them access to allowing them to enter if tenant is not at the house; (q) this being a long term rental, tenant agrees to wash and dry towels and sheets needed during their stay, unless they would like to have a housecleaning performed during their stay for an additional $250. Tenant will be responsible for any damages to the property as a result of their tenancy. Tenant responsible for electric bill, water, garbage, and internet utility charges. Electric charges estimated at $350 - $500, depending on AC use; water, garbage, and internet an additional $150. Landlord responsible for: weekly pool service, weekly lawn service, monthly pest control.
