HOUSE RULES ACKNOWLEDGMENT 121 Flatland Trail, San Marcos, TX 78666 This House Rules Acknowledgment ("Acknowledgment") is incorporated into and made part of the Room Rental Renewal Agreement between the Landlord and Tenant. By signing a Tenant and lease agreement. These rules are designed to maintain a clean, safe, respectful, and cooperative living environment for all occupants of the home. 1: Rent & Terms Rent is due on the 1st of each month Room is move in ready Background check required for the safety of all tenants Lease agreement required No smoking allowed inside the home No loud late night partying that may disturb other tenants or neighbors Dogs allowed only if under 30 lbs, Breed restrictions apply Additional pet rent + pet deposit required for approved pets Damage Responsibility: Each tenant is responsible for the cost of repairing any damage they cause to the property, including the interior, exterior, or structure of the home 2: CLEANING & MAINTENANCE The Tenant acknowledges responsibility for: Room is move in ready Cleaning up after themselves in all common areas Keeping their personal room clean and free of food/trash Cleaning the bathroom after each use Cleaning the kitchen after cooking Proper use of dishwasher, washer, and dryer Purchasing their own cleaning supplies 3: GUEST POLICY The Tenant acknowledges that: No more than 3 guests may be present at one time without approval Only 1 overnight guest is allowed, for no more than 1 week Guest stays beyond one week require Landlord approval and a $150 fee No loud late night partying that may disturb other tenants or neighbors 3: SMOKING, ALCOHOL & DRUGS The Tenant acknowledges that: Smoking is prohibited inside the home Alcohol may only be consumed responsibly by individuals 21+ Illegal drugs are strictly prohibited and grounds for eviction 5: NOISE CONTROL The Tenant acknowledges that: Noise must not disturb others or be audible outside the room with the door closed Volume must be lowered immediately upon request 6: PET POLICY The Tenant acknowledges that: Pets must be vaccinated and potty trained Pets are not allowed on furniture
